THE TOWN & COUNTRY MOTEL IS A NON-SMOKING FACILITY
We have placed ashtrays in numerous places around the exterior of the buildings, and ask that our guests smoke outside. There is a $200 charge for additional cleaning if evidence of smoking in the room is detected, including ashes, butts, or odors. Please don’t smoke in front of the rooms with the doors open.

BOAT AND TRAILER PARKING
Dry boat and trailer parking is available with a limited number of our Double Queen rooms. Sorry, only 1 boat/trailer per room, maximum boat length of 30 feet. Most of those spots include long parking spaces that allow you to leave your truck and trailer hitched, and all include electrical outlets so you can charge your trolling motors and batteries. These spots can also be used for utility trailers. Sorry, no semi trucks or tractor-trailers. Please let us know in the comments section of your reservation that you are bringing a boat or trailer, or tell us when you call for a reservation.

CANCELLATION POLICY
The first night (plus tax) will be charged at time of reservation, with the balance due at check-in. Our standard Cancellation Policy is 7 days, with a $10 cancellation processing fee. For reservations cancelled more than 7 days before arrival, the full amount of the deposit (less the $10 fee) will be refunded. Reservations cancelled within 7 days of the arrival date will not be refunded. Sorry, no exceptions for inclement weather. No refunds for early departures.

CHECK-IN: 3 p.m.
If you need an earlier check-in time, please let us know so we can try to accommodate you.

CHECK-OUT: 11 a.m.
Check-out is at 11 a.m. If you require more time, please contact the front desk and we will be happy to extend check-out to noon for you if possible.
You can also extend check-out to 2 p.m. for a $25 fee, unless the room is needed for an incoming guest. Please notify the front desk to arrange this in advance.

“COW”-TINENTAL BREAKFAST
From June to mid-September, we offer our free “Cow”-tinental breakfast from 7 a.m. to 10 a.m. The breakfast features bagels, flavored cream cheeses, muffins, cinnamon rolls, donuts, instant oatmeal, boxed cereal, apples, bananas, milk, orange juice, coffee, tea, and other items that vary throughout the season.

CREDIT CARDS REQUIRED
The first night (plus tax) will be charged to your credit card at the time you make your reservation. The balance must be paid with credit card at check-in. We accept Visa, MasterCard, American Express, Discover, or Diners Club credit or debit card in the guest’s name, which must be provided when reserving the room. Credit Card must be in guest’s name. We do not accept gift cards, or credit cards belonging to third parties or non-guests, except for business accounts. Unfortunately, we no longer accept cash.

DISCOUNTS
We have tremendous respect for those who have come before us, and those who help keep us free and safe. Therefore, we offer discounts for seniors (age 65 and over), active and former military (ID card required), and all police and sheriff personnel from any jurisdiction. Please mention the appropriate discount in the comment section when making an online reservation, or when calling to make a reservation. Discounts cannot be applied to reservations from third parties such as Booking.com, Expedia, or Hotels.com.

DRUG FREE ZONE
The Town and Country Motel is a Drug Free Zone. Use of marijuana or any illegal drugs in rooms or on Town & Country Motel property will result in immediate expulsion of guest with no refund, and the Osage Beach Police Department will be called in.

HOUSEKEEPING SERVICE
The professional Moo Crew housekeepers clean your room, make your beds, empty the trash, and replace your towels every day. If you would like to re-use your towels, please leave them hanging on the towel rack or over the shower curtain bar. If you want towels and cloths replaced, please leave them on the floor in the bathroom and they will be replaced.

If you are staying for several nights, your bed linens will be changed every 3rd day.

To protect your possessions, our housekeepers will skip making your bed if you have personal items on it. If you prefer not to have service, please hang the “Do Not Disturb” sign on the outside doorknob of your room. Rooms with the “Do Not Disturb” sign on the door after noon will not be serviced that day.

Guests will be charged a fee of $100 for instances where additional cleaning is required, including any human or animal excretions. Also, please do not use room towels to clean boats, cars, motorcycles, makeup, or other items which may cause permanent stains. We offer blue cleaning rags in every room for such cleanups (rolled up in a basket on the sink counter), with more available for free at the front desk. Guests will be charged for lost or damaged linens as follows: Washcloths-$5 Hand towels-$7 Bath towels-$10 Pillow cases-$10 Pillows-$25 Sheets-$35 Blankets-$75.

LOST AND FOUND
Items left behind in a room or lost items that have been turned in will be held at the front desk for 30 days. If you believe you have forgotten something, please contact the Front Office and we will be happy to mail it to you if it has been found, with postage fees charged to your card. Items not claimed will be disposed of after 30 days.

LOST KEY
A $25 fee will be charged for keys lost or not turned in by 2 p.m. on day of check-out.

MANAGER ON DUTY
A manager is on the property 24 hours a day.

MUST BE 21
You must be at least 21 years old to rent a room. “Straw Man” reservations (where someone not staying at the hotel reserves a room for someone else) are strictly prohibited, except for business accounts.

PETS
We welcome pets in a limited number of our rooms. There is a fee of $15 per night per pet when declared at check-in, with a maximum of 2. Undeclared pets discovered in the room will result in a charge of $100 per night per pet. A pet cannot be left alone in a room unless it is in a kennel.

QUIET TIME
We want everyone to have fun and enjoy their time at the Lake, and at our hotel. In order to ensure everyone’s enjoyment, we ask that guests respect “quiet time” between 11 p.m. and 7 a.m. both inside and outside the rooms. Also, because the property does not include banquet or meeting rooms, parties are not permitted in the rooms or on the property, unless special arrangements have been made for our Special Event Tent. Guests who cannot abide by Quiet Time will be asked to leave, with no refund.

SECURITY CAMERAS
Osage Beach is a safe area, particularly with the hotel located less than 4 blocks from the police station. However, in order to enhance the safety of our guests, their cars, boats, and property, security cameras are located around the exterior of the hotel buildings, with special emphasis on the boat parking areas. While we take these measures to protect our guests, we do not assume any additional liability for theft or damage.

SWIMMING POOL
The swimming pool is open from Memorial Day weekend through the end of Bike Fest in mid-September, from 10 a.m. to 10 p.m. No lifeguard is on duty. Parents must be present at all times when children are in the pool area. Absolutely no glass or glass bottles are permitted in the pool area. Pool privileges are for registered motel guests only.

TRAVELERS WITH DISABILITIES
This motel is committed to providing accessible facilities for travelers with disabilities, and have created an ADA accessible room, which is a single queen room with one queen size bed and a roll-in shower. A shower chair is also available upon request. When you make your reservation, please specify that you would prefer the ADA room, and let us know if you have additional needs for which we might be able to help.

VENDING MACHINES
Soda machines are available in two locations, near the front and rear stairs. The front machine offers 12 oz. can soda. The rear machine offers 20 oz. plastic bottled soda.

WIFI
High speed wireless internet is available in each room. The network and passwords are listed at the bottom of your receipt at check-in, as well as in the Guest Directory provided in each room.

 

We know rules are no fun, but they are necessary to ensure everyone enjoys their time here. We are proud to be on “the quiet side of the lake,” which is what most of our guests want. If you’re looking for a party place, this isn’t it. (We have plenty of resorts and competitors in the area that specialize in that atmosphere). We are always happy to help our guests find the best bars, restaurants, attractions, lake locations, and places to let your hair down and have a blast, because that’s what has made the lake area famous. All we ask is that you leave the noise and boisterous celebrations at those venues. Use our hotel as your base of operations, the staging point, and a place to sleep, relax, and recharge in between adventures. We want ALL of our guests to have a good time and a pleasant stay, which is the sole reason for our rules.
